Do I need a Building or Pest inspection?
Whether you're purchasing a new property, engaging in routine maintenance or renovations, dealing with property damage for insurance purposes, or preparing to sell your property, a building and pest inspection is essential. For new purchases, it's crucial to conduct inspections once your contract is signed to uncover any hidden defects and estimate maintenance costs early. Regular inspections help ensure property upkeep and identify potential issues before they escalate. In cases of property damage, an inspector can provide necessary reports for insurance claims or repairs. Additionally, providing inspection reports when selling a property enhances transparency and confidence for potential buyers, potentially expediting the sale process.
How much do your services cost?
Our services are priced at $340 for a building inspection alone and $515 for both building and pest inspections. Pricing varies according to property size, including the number of bedrooms and bathrooms. Each inspection covers an onsite visit, a detailed report, and a thorough follow-up phone consultation. For personalized quotes based on your specific property, you can request a quote through our website or contact us directly by phone.
When should I get an inspection?
1. Before Purchasing a Property: Engage an independent building and pest inspector once your contract has been approved and signed. For auction properties, arrange an inspection before placing a bid. 2. Selling Your Property: Obtain a building and pest inspection report to identify and address any existing issues before listing your property. This can help you present a well-maintained property to prospective buyers. 3. Routine Maintenance and Renovations: Consider engaging a building inspector to ensure your property remains in good condition or to assess areas of concern before starting renovations. 4. Property Damage: If your property has sustained damage (e.g., after a natural disaster), seek an independent building and pest inspector to provide a report for insurance or repair purposes. Engaging qualified inspectors in these scenarios can help you make informed decisions regarding property transactions, maintenance, and repairs.
Is a Handover inspection really necessary?
A handover (practical completion) inspection is crucial, especially when acquiring a newly constructed or renovated property. This inspection serves several essential purposes. Firstly, it acts as a quality assurance measure, ensuring that the builder or contractor has completed the construction or renovation according to the agreed-upon plans and specifications. Secondly, it helps identify any defects, incomplete work, or issues with the construction that need to be addressed before you take possession of the property. This step is vital in protecting your investment, as it allows you to address any concerns or deficiencies before finalizing payments or moving in. Additionally, opting for an independent business outside of your builder to conduct the inspection brings added value. Independent inspectors offer an unbiased assessment, free from any conflicts of interest that might arise when using a builder-recommended inspector. This impartiality ensures that the inspection focuses solely on the property's condition and adherence to industry standards, providing you with a comprehensive evaluation. Ultimately, a thorough handover inspection provides peace of mind, ensuring that the property is in the expected condition and meets your standards before you officially take ownership.
How long is a Building and Pest inspection valid for?
An accurate Building and Pest Inspection Report only reflects the property's condition at the time of the inspection. While considering a report completed within a two-month period by an unbiased third party can be worthwhile, we strongly recommend engaging your own independent inspector for such a substantial investment. If you're uncertain about arranging an independent inspection, please contact us to discuss your concerns and the inspection process. Rest assured, our supportive administrative team will promptly liaise with our experienced inspectors to address any questions you may have.
How long will my inspection take?
Depending on the property's size and condition, building and pest inspections typically range from 45 - 60 minutes on average to complete. This fast timeframe is due to our practise of having two inspectors for each job. Your inspectors will finalize and deliver the inspection report promptly after completing the inspection. Rest assured, you will receive your report within two hours of completion and payment confirmation.
What do I get in my report?
In your building and pest inspection report, you can expect to receive a comprehensive assessment of the property's condition and any potential issues identified during the inspection. Typically, the report includes: 1. Property Overview: Details about the property, including its address, type (e.g., house, apartment), and any relevant identifiers. 2. Inspection Findings: A detailed description of the inspector's findings regarding the structural integrity, safety, and condition of various components such as the roof, walls, floors, plumbing, electrical systems, and more. 3. Pest Inspection Results: Information on any evidence of termite activity or damage, borers, wood decay and environemental conditions conducive for termite activity. 4. Photographic Evidence: Photographs documenting specific findings and areas of concern discovered during the inspection. 5. Recommendations: Recommendations for repairs, maintenance, or further investigation based on the inspector's observations and findings. 6. Compliance and Safety Issues: Identification of any areas not complying with building codes or safety standards, highlighting potential hazards or areas needing attention. 7. Summary and Conclusion: A summary that typically outlines the overall condition of the property, including any significant issues or areas requiring urgent attention. 8. Appendices or Additional Documents: Depending on the inspection scope, additional documents such as diagrams, certificates, or further details about specific findings may also be included. This comprehensive report serves as a valuable tool for making informed decisions about purchasing, maintaining, or selling a property, providing clarity on its current condition and any necessary actions.
What Q's should I ask my inspectors?
- Did you detect any active termite infestations during the inspection? - Is there evidence of past termite activity that could indicate potential ongoing issues? - How does the condition of this property compare to others of a similar age and type in your experience? - Are there any significant safety concerns or defects that need immediate attention? - Did you identify any structural issues or areas that raise concerns about the property's stability or integrity? - What immediate maintenance tasks or repairs do you recommend based on your inspection findings? - Are there regular maintenance tasks or preventive measures I should be aware of to maintain the property's condition over time? - Are there specific areas or components of the property that you recommend monitoring closely or investigating further in the future?
What are my inspectors looking for?
Building and Pest Inspectors conduct thorough assessments of both visible and accessible areas of a property to evaluate its structural integrity and identify potential pest issues. Our inspections adhere strictly to Australian Standards, focusing on uncovering major and minor defects across essential components such as external and internal walls, ceilings, sub-floor and roof spaces, roof exteriors, floors, patios, pergolas, retaining walls, sheds, and the surrounding yard areas. We place particular emphasis on inspecting moisture-prone areas like kitchens and bathrooms. Using advanced non-invasive techniques and specialized equipment, inspectors diligently detect termite damage, conditions favorable to pests, high moisture levels, concealed defects, and critical safety concerns. Our detailed reports provide comprehensive findings, complete with photographs and detailed explanations, ensuring transparency and aiding informed decision-making about the property.
How should I choose my Building & Pest inspectors?
When selecting a building and pest inspector, our primary recommendation is to ensure direct communication with the inspector assigned to your inspection. While pricing is a consideration, especially for a significant investment like property purchase, it should not be the sole determinant. Speaking directly with inspectors allows you to assess their industry experience and expertise firsthand. This interaction also enables you to ask tailored questions relevant to your inspection needs. At Twinspectors, we operate as an independent business, guaranteeing that your inspection will be conducted by two highly skilled pest and building inspectors. Jason, our owner, brings 25+ years of experience in the pest industry. Brett, our other seasoned pest technician, boasts over 30 years in the field. Dave, our building inspector, began his career as a builder before transitioning to building inspection, bringing over four decades of industry experience.
Should I include a Building & Pest inspection in my contract?
Including a Building and Pest Inspection as a condition in your purchase contract is crucial regardless of the property you are considering. This comprehensive inspection provides an in-depth pre-purchase report that meticulously details any major and minor defects found during the assessment, complete with photographic evidence and thorough explanations. By uncovering these issues, the report not only informs you about the current condition of the property but also offers invaluable recommendations for further inspections or trades that may need to be engaged. Beyond simply identifying defects, the inspection report serves as a vital tool for understanding the property's overall maintenance and repair needs. It assists in estimating both immediate and future costs associated with upkeep, helping you budget effectively. Furthermore, the report highlights any safety concerns that could affect the property's habitability or resale value, ensuring you make a fully informed decision before finalizing the purchase contract. Our inspectors are dedicated to identifying and documenting all relevant defects that require your attention. This empowers you to seek independent quotes and consultations with contractors or specialists before committing to the property purchase. Our reports are designed to cover general wear and tear, major and minor defects, and any potential safety hazards, providing you with a comprehensive understanding of the property's condition and necessary follow-up actions.
